Where wellness, nature and community meet
Allenberry, reimagined
For generations, Allenberry has been where people come to get away — for a show, a weekend, a wedding, a day fly-fishing on a protected mile of the Yellow Breeches. It’s a historic resort that keeps growing and evolving, and Basecamp is its next chapter: a multigenerational community of thoughtfully designed homes, woven right into the resort grounds.
Basecamp asks you to see the place you know differently: not as somewhere you visit, or even just somewhere you live, but as somewhere that becomes part of your story. Imagine the trail starting at your door, a concert at the Playhouse, and dinner at the Barn a short walk home.
A resort community where wellness, nature and the people around you are part of everyday life — and where neighbors become an extension of your family. The people who wave from the trail, save you a seat at the Playhouse and check in when you’ve been away.
It’s also a better answer to a question more and more families face: where do we live as we grow older? Conventional senior living is built around decline, and asks you to leave your home and your community behind. Basecamp is built around living well, every day and at every age — a real home, in a place you love, surrounded by every generation, with wellness woven into daily life and support close by if you ever need it.
Why Basecamp
Basecamp is where every adventure begins and where you always feel at home — a place to explore, reconnect, recharge and experience everything life has to offer. And as life changes, Basecamp is designed to change with you.
We take care of the landscaping and exterior maintenance, so your time goes to what you came for — the trail, the creek, the people, and everything the resort has to offer. And when life asks more of you, that same freedom means you can focus on getting better, or on caring for the people you love.
Wellness & care
Wellness here isn’t something you turn to when you’re sick — it’s part of every day: a walk on the trail, yoga by the creek, the Spa, good food and good neighbors. And if life ever asks for more, support is right here, so needing more never has to mean leaving.
Learn more about wellness & careThe residences
The resort is the setting. The homes are what make Basecamp different. Homes are planned with an integrated suite and an elevator, so the same home can work for a young family today, a parent moving in down the road, and a lifetime of living well after that.
Architecture
Clean-lined homes in natural materials, with big windows, light-filled rooms and views into the woods — designed to sit lightly on the land.
Integrated suites
Homes include a private, self-contained suite for a parent, a grown child, a caregiver or guests — close by, with a door of its own.
Elevators
Elevator access in every home, with accessibility designed in from the start rather than added later.
Flexible living
Layouts that adapt as households grow, shrink and change — an office becomes a nursery, a guest room becomes a suite.
Ownership
Make Basecamp your everyday address, or the second home you can't wait to get back to for weekends, holidays and summers on the creek.
Rental program
Owners may choose to join an Allenberry-managed rental program and earn income when they're not using their home, subject to program terms.
Rental program terms to be finalized.

Other communities sell you a clubhouse. At Basecamp there's nothing to buy into and nowhere to visit — the Playhouse, the Spa, the trails and the restaurants are simply part of where you live. You don't go to the resort. You come home to it. And through the Allenberry Institute for Learning and Renewal, there's always something to learn — lectures, retreats and workshops in wellness, nature and the arts.
A 250-seat historic theater on site, open since 1949 — concerts, film, comedy and live performance. Dinner at the Barn before the show, then a short walk home.
A mile of catch-and-release on the Yellow Breeches, one of Pennsylvania’s celebrated limestone trout streams. An Orvis-endorsed lodge, with local guides and lessons for first-time casters.
Movement studio, strength room and group classes on the schedule — plus yoga by the creek, and the Appalachian Trail just outside your door.
Eight treatment rooms, open year-round — massage, facials, and daily wellness sessions from red light therapy to infrared sauna.
The Barn, a seasonal American restaurant in a late-1700s barn; morning coffee at the Breeches Café; summer evenings on the Terrace above the creek. Menus built around local farms.
Shared meals, lawn concerts and the everyday chance to run into a neighbor — the easy, unplanned moments that turn a place into a community.
